Just received notice of new plans for this site. The planning reference is 2012/3645.

Just had a quick look at the plans over my sandwich and in my view they are truly horrendous.  Irrespective of the pros and cons of demolition and over development and the dangerous precedent that this development would set, these properties are completely out of keeping.  We live in a village not some pretentious Esher private estate.

For those who might have missed it, there is a new planning notice posted outside this property.  While it was too dark to see clearly I believe it is for the demolition of the current house, a new entrance and 3 new detached houses to be built.  Posted date was 13 December, with standard 21 days for objections to be lodged.

I think you are right to be very sceptical!
Further, a quick comparison of this application and the previous one (2012/3645) shows that the fourth house has been removed but the arrangement of the remaining three stays the same which makes me assume that should this application be approved the applicant will come back with #4 very quickly.  Sadly judgements cannot be made on what might happen.

This is on a main road / mini roundabout, i feel its a not bad application - the area needs more housing/supply and some of the old stock houses need upgrading..I support this application

I note one of the comments back to EBC planning is in respect of the number of cars that each house might own and these getting onto Embercourt Road. Personally I'm not sure that planning approval/rejections should be based on perceived opinions about peoples inability to navigate roads/traffic and driving skills. A small additional number of cars to a small housing development shouldn't really contribute a make or break point to an 'accident' happening. The existing property is rundown and a mishmash of styles, the precedent has already been set across the road in the opposite where a house is being built in the back garden. Whether the mock 'Georgian' styling is right for the road is a different subject and a matter of opinion but three detached houses on the site doesn't look excessive or unreasonable. 

No.29 Embercourt, once the home of Sydney Camm the designer of the Harrier Jump-Jet, is up for sale and being marketed as a potential building plot.

Yes, this was on the cards once a precedent seemed likely to be set (#31).  See earlier thread e.g. http://residents-association.com/forum/index.php?topic=376.msg3220#msg3220

A number of large plots along Embercourt Road (and others) seem likely to be divided into smaller ones over the next decades.  But if these houses, currently well over £1m,  are replaced by good quality houses that are not unduly crowded, accommodating more families and at slightly less astronomic prices, is that a bad thing?  It helps to meet housing needs and targets without necessarily compromising green spaces....

Isn't this an application to demolish the old house, not to upgrade it ?

Shanley Homes hoardings have been erected around 29 Embercourt Road - has anyone seen a planning application ? Possibly the site will be annexed to 31, which has PP to demolish the existing house and replace with three new houses ?
