Title: 6 new houses Portsmouth Road

Planning application 2012/1518 is for 6 detached two storey houses with part basement incorporating garage, additional rooms in the roof space and side and rear dormer windows following demolition of existing houses.

The site is on the two houses named Poplars and Dolphins on the Portsmouth Road (between St Leonard’s Rd and Portsmouth Ave). 

The proposed 6 five bed houses are tall, narrow and deep with garages in sub basement. The 2 houses at either side of the development have lower ridge heights  to match existing either side, stepping up the centre houses to be 3 storey.  The gardens are narrow and short.  There does not appear to be any consideration in the application for the required affordable housing contribution in a development of this size (or can you spot any proposed offset??)

Otherwise not too bad on a first quick impression.  EBC online comments by 5 July.  This is a sizeable application - take a look, please tell us what you think.

Can't see any problems myself.  The existing houses are unspectacular, and the new houses would fit it well with the street scene, whilst still allowing sufficient amenity space.  It's refreshing to see a proposed development of good family homes rather than shoebox flats.

I agree with you.  It's for the council (rather than the Association) to take a view on the affordable housing contribution / Community Infrastructure Levy which could be a problem for the applicant; and others will no doubt consider whether there is any unwelcome precedent in this particular development that might open a floodgate elsewhere.  I can't see one, and they look pretty good for the location.

There we go then.  One of the (vast majority of) applications that are sensible and go through without much problem or objection.
